Fairhurst were instructed by Metnor Property Group plc to prepare and submit a planning application for a major development of student accommodation on Pandon Bank in Newcastle-upon-Tyne. Planning permission was granted on 18 August 2006 for a 12 storey building comprising of 459 student beds.

The development site is located on Brownfield land to the east of Newcastle City Centre and to the north of the Newcastle / Gateshead Quayside. The site covers an area of 0.5ha and is accessed from both Pandon Bank and Trafalgar Street.

The site had many constraints which were overcome throughout the planning and design process, including the topography of the site and the operational requirements for Network Rail to access the East Coast Main Line.

The planning application was for a landmark development of innovative design, providing for the city’s universities and thus contributing to Newcastle’s economy. The development is of a high quality design making best use of a derelict site, improving the local character and amenity of the area, as well as providing much needed student accommodation for the University City, thus adding to Newcastle’s thriving economy.

Fairhurst attended pre-application meetings and negotiations with the local planning authority up to planning committee, as well as providing a robust planning supporting statement which incorporated various assessments including transport, daylight, a design statement and photomontages. Fairhurst provided continued support throughout the application process to ensure that planning permission was granted in under 12 weeks.
