A speculative office development for Ashfield Land which will provide over 30,000 sq feet of open plan office accommodation on 5 floors and car parking at Lower Ground Floor Level. The structure is an in-situ ‘flat slab’ concrete frame which minimises the structural depth required and so reduces the overall height of the building compared to other forms of construction.

The most significant aspect of the project from an engineering perspective is the very significant difference in ground level between the front and rear of the site. At over 14m, this required very careful consideration, both in the temporary works required to form the excavations and in the design of the building and superstructure. Anchored contiguous pile retaining walls have been used to provide temporary support, and in the permanent condition the building acts as a gravity retaining wall.
