Fairhurst were instructed to produce a development strategy and masterplan(s) to progress the Hollinwood Business Park which is a proposed light industrial and office development (2Ha) including commercial uses (hotel, pub/restaurant, and retail units). Initial work saw the production of a series of masterplan options to establish the capacity of the site, facilitate a phased approach and to secure a scheme which was wholly deliverable. A preferred option including 6,968m2 (75,000 ft2) of B1 office floorspace with the option to include commercial uses (60 bed hotel with associated pub/restaurant and 900m2 of A1 and A3 retail floorspace) was selected on which to progress a planning application submission.
Fairhurst’s work included the design and layout of a business park including options to maximise office development, commercial and parking uses whilst also maximising the quality of the external environment. It includes measures to maximise design quality, sustainability, landscape design and connectivity whilst Fairhurst’s work has ensured the formulation of the most appropriate business development. This has been completed to facilitate delivery, whilst securing certainty through the general principles of the development (total quantum of development / access / location of buildings / parking / landscaping). This approach also aims to achieve flexibility in the final layout to facilitate the disposal of the site. The planning application submission will include supporting assessments including transport, flood risk, contamination, crime and ecology.
