Three Rivers Housing Group commissioned Fairhurst to undertake and develop a Regeneration Masterplan and Developers Brief’s for a site on Sherburn Road in Durham.
The masterplan process involved a full baseline analysis of the site and the relevant planning policy and guidance. This ensured that any future development was fully aware of the opportunities and constraints of the site. On completion of the baseline analysis Fairhurst produced a number of site layouts through the production of zonal masterplans. All options were additionally supported by the production of Phasing Plans for the delivery of the schemes.
A preferred option was then selected and developed into a detailed site layout, which specified building footprints, access road, parking and recreational areas. This ensured that key pedestrian links were explored, to ensure that the development was responding to urban design guidance and sustainability objectives.
As part of the masterplanning process and through discussions with Durham City Council, the design team was fully aware of the sites proximity to a World Heritage site and other historic locations. As a result a Landscape Assessment was undertaken to ensure building heights within the masterplan did not interfere with views from these locations.
The next stage of the project involves Fairhurst assisting in the delivery of the project through the development of Planning Applications for sections of the development and Developers Brief for the whole site.
