The site was a former car dealership showroom which was demolished to make way for a terrace of two “trade counter style” warehouses (12,000 sq.ft & 21,000 sq.ft in floor area). Both units had a clear height within the warehouse areas of 10m with car parking and level access doors to the front. The roofs were designed for the future addition of photo-voltaic panels.
The site had complicated levels design due to the existing falls on site and existing constraints imposed by surrounding properties (residential and industrial) as well as an access road serving the adjacent commercial premises. Existing drainage runs through the site, serving off-site premises, had to be incorporated into the development design and kept live throughout the construction process.
Due to ground conditions a CMC load transfer platform was adopted to allow a ground bearing foundations solution to be adopted. Acoustic screens were incorporated into the site wide design to manage neighbourly matters.
