The project delivered 3 speculative single-sided industrial units (45,614 sq.ft, 71,019 sq.ft & 221,343 sq.ft) through the demolition of an existing outdated warehouse facility close to the A5 trunk road on the northern outskirts of Milton Keynes. The warehouses achieved a BREEAM Excellent rating. Units 1 and 2 are terraced to allow flexibility in letting. Unit 1 has an enhanced floor loading to maximise letting potential. The unit height to underside of haunch ranges from 12m to 15m.

The existing site topography provided challenges to the creation of the development plateaus. Retaining walls were adopted throughout to maximise the developable area, including on the building façade line for Unit 3 as well as to the perimeter of the unit 1 service yard.

Existing public sewers crossed the site. These were diverted to aid the masterplan.
