The project delivered 2 new industrial units (totally circa 160,000 square feet of warehouse storage space)on a brownfield site that is constrained by the west coast main railway line, an established industrial estate and an existing substation installation.
With the surrounding established land uses and 2 fixed access points there were complicated engineering challenges to overcome to achieve a cut and fill earthworks balance. To maximise the development plateau, a 4m high retaining wall was designed. Its location just off the building façade line meant a complicated foundation coordination exercise was required and careful consideration of build sequence.
The shallow drainage solution required necessitated detailed dialogue with the statutory water authority and the S185 connection works were further complicated by the myriad of known and unknown existing services located in the roadway between our site boundary and the main sewer network.
