
A landmark Build to Rent (BtR) project located in the centre of Reading providing 284 two and three-bedroom residential units. The development replaces a run-down retail development that had become a focal point for social issues. The development comprises two phases extending 10 storeys above ground level, with provision of car parking at the lower ground.
After a review of several construction options, a reinforced concrete frame and flat slab construction were selected as the primary form of construction. The site required significant enabling works in the form of embedded cantilever retaining walls, that retained the public highway and a drainage diversion. Fairhurst designed and obtained Highway Authority and local drainage consents for all enabling and diversion works. SuDs features such as attenuation and blue roofs are incorporated into the design and reinforce the development of ESG credentials. Phase 1 has been successfully constructed and let. Phase 2 is in full swing and is due for completion in 2025.
