
V Park is an innovative multi-level addition to the industrial offering in West London, situated strategically next to the North Circular orbital road and within the established Park Royal industrial area.
This brownfield constrained site is bounded to the west by the Grand Union canal and is being constructed as part of a wider regeneration of the area creating residential and workplace provisions.
The building offers flexible letting space across 4 upper floors totalling circa 120,000 sq.ft with floor clear heights ranging from 4m to 6m and enhanced imposed floor loadings up to 15kN/m2. The superstructure is formed as a steel frame supporting concrete composite floors with precast concrete adopted for the lift cores. The building I supported on piled foundations.
At ground floor there are loading bays for LGV access, allowing tenants to transfer goods directly up to their units using one of the 5 No Goods lifts that can accommodate forklift access. Car parking is provided at ground and mezzanine floor levels within the building footprint accessed via vehicle ramps.
The roof level houses plant rooms as well as the PV installation with the northern end allocated for a landscaped terrace with modular accommodation where careful detail was required to coordinate the structural design of its supports with the requirements of the roofing system and its waterproofing.
The project achieved BREEAM excellent and benefits from PV panels and air source heat pumps. The large floor to floor height allows enhanced natural lighting and further sustainability aspects included electric charging points (cars and vans), a living internal green wall and Carbon Life modelling.
