
Fairhurst was appointed by Hannover Developments to undertake the structural and civil engineering design at 3-19 and 27-29 Caroline Street. The development is separated into two structurally independent buildings on an extremely tight inner city site.
Both of the buildings are steel framed residential buildings with timber floors. They range from 7 to 8 floors with a series of terraces and set backs. Inset balconies are located to the rear and side elevations of both buildings. Stability for both buildings are provided by braced stair and lift cores.
27-29 Caroline is bounded by and elevated DLR line directly adjacent to the south and an office building on the eastern boundary. To the north is 3-19 Caroline Street, which is linked architecturally at each floor. This building has a retained facade of a previous warehouse, which is tied into the steel frame of the new structure.
Fairhurst was involved with 3-19 Caroline Street from RIBA Stage 2 and 27-29 from Stage 5. A Gateway 3 application was started in late 2024 and certified as approved by the HSE in June 2025

- Identification and management of structural safety risks for an HRB.
- Development of fully compliant structural design including:
- Steel frames and transfer structures
- Stability cores
- Prevention of disproportionate collapse
- Submission and approval of required Gateway 3 structural
report and responses to detail queries raised by the BSR
for two separate buildings
