The site is located west of the town of Rugby, along the western bank of the Sow Brook, on what was previously greenfield land. Fairhurst was appointed to provide civil and structural design services from the pre-planning stage through to completion for Phase 1 of a new speculative mixed-use development, primarily featuring trade counter, warehouse, and industrial spaces with main road frontage, designed for B1, B2, and B8 uses. The scope of work also included Section 278 highway improvements to the nearby Lawford Road and the design of a private road running through the centre of the estate.

Securing planning approval required addressing complex flood risk challenges due to the proximity of Sow Brook, which influenced site levels. This included the construction of a concrete retaining wall along one edge of the site, supporting steel portal frames, as well as a soil nail retaining structure on the western boundary. All units were constructed using steel portal frames, with insulated metal-clad walls and roofing, incorporating 10% translucent roof lights. The concrete floor slab was designed to support a load of 30kN/m², with a clear height of 7.5m to the frame haunch.
