Fairhurst was commissioned to deliver the 20 much-needed affordable homes for social rent, which will be one of the most energy-efficient housing developments in Scotland, boasting a range of innovations to cut emissions.
The development comprises a mix of 1, 2 and 3-bedroom homes including six ground-floor apartments designed to wheelchair standards. Every property incorporates a wide range of innovative designs, specifications and digital features to help people with complex needs to live full, independent lives.
With a range of ground-breaking thermal technologies, the new homes deliver zero direct emissions heating, in line with the Scottish Government’s Affordable Warmth and Zero Emission targets, set out in its ‘Housing to 2040’ and ‘Heat in Buildings’ strategies. The development also incorporates electric car charging facilities.
The resulting low-carbon development will use “significantly” less energy and carbon than conventional homes through these low-carbon measures and the use of timber framed construction.
Fairhurst provided full civil and structural engineering services for the project including specialist input during the planning phase including preparing the Geotechnical and Geo-environmental Desk Study, Interpretive Report, Remediation Strategy and Validation Reports associated with providing ground gas protection. Fairhurst also provided the foul and surface water drainage strategy for the site incorporating a sustainable urban drainage solution with a detention basin for the adopted roads and parking areas which required Road Construction Consent (RCC) and Scottish Water Technical Approval. We also provided specialist input for the low-carbon “Timber Kit” design and SER Certification of the Building Structures to support the Building Warrant Application.
