
The site was redeveloped from its former use as commercial office space to provide modern high specification industrial warehouse space in a location close to the M1 motorway. The site was very constrained due to level changes around the perimeter as well as the influence of existing mature trees which necessitated alternative construction techniques in the vicinity fo tree root protection zones.
The 55,000 sq. ft warehouse has a clear height to the underside of the portal frame haunch of 12m with a service yard to the front that also incorporates parking areas. The service yard was carefully considered to allow for the provision of two recessed dock leveller positions as well as two level access door positions giving any potential occupier plenty of flexibility.
The client’s aspiration was for a building that stands out but also has strong sustainability credentials, evidenced by the extensive use of exterior grade timber for external columns and brise soleil, gabion basket cladding, green roofs to cycle shelter and bug hotels. The scheme achieved BREEAM Outstanding.
The landscaping includes a rain garden to allow up to 30% more water absorption than a lawn area and also provides increased planting, which will in turn attract insects and birds. The site also has a dedicated amenity area which includes outdoor seating.
Sustainable features include photovoltaics on the building (which can be expanded to generate up to an estimated 175kWp), LED lighting and the installation of EV charging points, all of which contribute to a reduction in energy use and CO2.
