New build 5 star boutique style hotel, with approximately 60 rooms and 6 penthouse apartments. The project had achieved a score of BREEAM ‘Excellent’ which was built into the brief and developed throughout the Design stage and into construction.

A very tight inner city site with party walls on three elevations. A new single storey basement in sand required careful underpinning and temporary works to allow the basement to be excavated.

Planning restriction limited the height of the building, a post tensioned floor slab minimised the structural zone and allowed an increased floor to ceiling height.

The top floor is a plant room with a steel frame to support an acoustic screen.

The project was procured in stages with shell and core tender ahead of the detail design of the apartments. This reduced the design period and allowed an early start on site.

The external elevations are built from handmade imperial sized bricks to match the surrounding heritage buildings. The gold screens provide privacy to the hotel reception and bedrooms and provide an interesting contract with the dark brickwork.
