Vandon House is a new build, 5-star, boutique style hotel, with approximately 60 rooms and six penthouse apartments. It achieved a score of BREEAM ‘Excellent’ which was built into the brief and developed throughout the Design Stage and into construction.
The project is situated on very tight inner city site with party walls on three elevations. A new single storey basement in sand required careful underpinning and temporary works to allow the basement to be excavated.
Planning restriction limited the height of the building, a post tensioned floor slab minimised the structural zone and allowed an increased floor to ceiling height.
The top floor is a plant room with a steel frame to support an acoustic screen.
The project was procured in stages with shell and core tender ahead of the detailed design of the apartments. This reduced the design period and allowed an early start on site.
The external elevations are built from handmade imperial sized bricks to match the surrounding heritage buildings. The gold screens provide privacy to the hotel reception and bedrooms which also provide an interesting contrast with the dark brickwork.
